External Design

1. High-level Estimate

We begin by reviewing your architectural plans and available project documentation to develop an initial understanding of the scope, specification and likely construction requirements.

From this review, we’ll provide a high-level estimate to help determine whether the project aligns with your expectations and budget before you pay the Tender Preparation Fee, and to progress to the more detailed design and tender assessment.

2. Design & Buildability Review

As the project progresses, our design and construction teams conduct a detailed review of the documentation from both design and buildability perspectives.

We assess key construction details, identify areas that may require clarification or refinement, and consider practical construction requirements that could influence the design, methodology or overall project cost.

Where modifications are recommended, these are developed for presentation.

3. Value Engineering Meeting

With the design understood, we meet with you to review opportunities to enhance the project’s overall value.

This may include considering alternative materials, construction methods, design refinements, or specification changes that can help achieve the right balance among your architectural vision, functionality, buildability, and budget.

Any agreed changes are then incorporated into the project documentation before detailed tender preparation begins.

4. Detailed Tender Preparation

Once the final direction has been confirmed, our estimating team undertakes the detailed tender process.

This includes reviewing the final project documentation, obtaining relevant trade and supplier pricing, assessing site-specific construction requirements and preparing a comprehensive tender based on the agreed design and inclusions.

Any outstanding questions or clarifications are addressed during this stage to ensure the tender accurately reflects the proposed works.

5. Tender Presentation & Project Approval

Once your detailed tender has been completed, we’ll meet with you to present the proposal and walk through the project scope, inclusions, pricing and any important considerations.

You’ll have the opportunity to ask questions and clarify any items before the tender is finalised.

Once you are comfortable with the proposal and have provided your approval, your project can progress to the next stage of the Sarelle Homes journey.

6. Preliminary Works, Design Development, Interior Design & Approvals

Following tender approval, we enter into the Preliminary Works Agreement and begin developing the project towards construction-ready documentation.

During this stage, our team coordinates the required consultants, engineering, approvals and detailed design documentation while guiding you through your interior and material selections.

Working closely with our Interior Design and Selections Team, you’ll refine the finishes and details that will bring your home to life. Once the required approvals have been obtained and the documentation and selections are finalised, everything is consolidated in preparation for your building contract.

7. Contract

With the design, selections and project documentation established, we prepare your building contract.
We’ll guide you through the contract, specifications, plans and associated documentation so you have the opportunity to review everything and ask any questions before signing.

Once the contract is executed, we arrange the required Home Building Compensation Fund insurance and finalise the remaining documentation and approvals required to commence construction.

8. Construction

Now your home begins to take shape.

Before construction commences, you’ll meet your dedicated Project Manager on site to discuss the upcoming build and what to expect throughout construction.

From there, our team coordinates every stage of the build, providing regular progress updates and photographs along the way. You’ll also have opportunities to attend pre-arranged site meetings as your home progresses.

Our focus throughout construction is to keep you informed, supported and confident as we bring your home from plans to reality.

9. Handover and 180-Day Maintenance

As construction approaches completion, we’ll conduct a detailed walkthrough of your home with you so any outstanding finishing items can be identified and completed prior to handover.

At handover, you’ll receive the keys to your new home together with the relevant warranty and completion documentation.

Our relationship doesn’t end when you receive your keys. Following handover, our Service Team remains available throughout the applicable maintenance period to assist with any items that may arise as you settle into your new Sarelle home.
